What is a split system service checklist?

A split system service checklist is a structured maintenance form used to inspect and service split system air conditioning units. What to include in a split system service checklist

  • Indoor unit filters: remove wash dry and refit filters or replace disposable filters
  • Evaporator coil: inspect for fouling and mould then clean with approved coil cleaner if required
  • Condensate drain: flush the drain pan and drain line to confirm free flow and no blockage
  • Indoor fan and blower: check blower wheel for dirt buildup and verify correct fan speed operation

How to complete a split system service

  1. Isolate the system: turn off the split system at the isolator switch and allow the unit to stop completely before beginning work
  2. Service the indoor unit: remove and wash filters inspect the evaporator coil for mould or fouling and clean with coil cleaner if needed
  3. Flush the drainage: pour water into the drain pan to confirm flow through the drain line and clear any blockage with a wet-dry vacuum or nitrogen
  4. Inspect the indoor blower: remove the blower cover and check the blower wheel for dirt buildup and the motor for unusual noise
  5. Service the outdoor unit: remove the condenser guard and clean the condenser coil with low-pressure water then check the fan blade and motor
  6. Check the refrigerant circuit: connect gauges and record suction and discharge pressures then calculate superheat and subcooling and compare to manufacturer specifications
  7. Document and close out: record all readings complete the checklist sign off and attach the service label to the indoor unit with the next service due date

How often should a split system be serviced?

Split systems should be serviced at least annually. In commercial environments with higher operating hours or dusty conditions bi-annual servicing (every six months) is recommended. Filters should be cleaned by the building occupant or cleaner monthly between professional services.

The Australian WHS Act requires a PCBU to maintain plant so it remains safe. While there is no prescriptive servicing frequency for split systems in legislation most manufacturers require at least annual servicing to maintain warranty.
